Kitchen

Remove walls for open plan, move & enlarge walk-in pantry, increase counter space, update all cabinetry, update all lighting for high usability, update all electrical, new energy efficient appliances, green construction practices where practical.

 


Living Room / Deck

Strip, modify design, and rebuild deck and rails.  All new doors and windows, carpet, ceiling fan, chimney repairs, rebuild cat walk using glass ballasters, paint.

 


Exterior

Changed from a Split Foyer style home to a regular two story style.  Raised front yard 4 feet, added patio and decorative walkway and parking pad. Modified front porch, new rails, trim, gutters, gutter covers, paint all.  Bump out at right to convert one car garage into a 2 car garage tall enough for SUVs.

Vent Intelligence

Crawl space ventilation is a complex problem in this area of NC.  Significant periods outside air is more humid than crawlspace air.  However, low dew points in the crawlspace can cause significant condensation water whether vents are open or closed.  And this can produce mold, rot, and termites.

If you think you have moisture problems in the crawlspace I suggest you understand the facts before making any investment.  This is especially true when replacing your HVAC system or ducting.
